STILL GOING STRONG

2016 ended on a very strong note, which is usually a great sign for the upcoming year. We saw the third straight year of over three million square feet of positive absorption, vacancy continue to drop, and new construction remains very disciplined. Tenant demand continues to be consistent and many existing companies are looking for new space to expand. There is over $15 billion worth of capital investment taking place in Orlando right now between Ultimate I-4, expansion at OIA, Wekiva Parkway, theme park expansions, and many more projects.

Q4 2016 Cite Partners Central Florida Office Market Report

2016..what a year!! A lot happened around us in Central Florida; in the State of Florida; in the United States; heck, in the world. The office market, overall, had a very successful year. Vacancies continued to dwindle while rental rates increased. Office-user-sales continued to take a prominent position in the market as interest rates promoted cheap cost of funds for buyers. Investment sales in the area were brisk as more national, institutional buyers found their way into Orlando and other “secondary” markets like it. Positive signs are all around..

Q4 Community Initiative a Great Success for Cite Partners

The Epilepsy Association of Central Florida was recently presented with a check in the amount of $6,215.42 after being selected as the recipient of Cite Partners’ 2nd Annual Q4 Community Initiative.  Chuck Carmen, Executive Director for EACF, accepted the check on behalf of the organization.  The funds will be used to improve the quality of life for children and adults with epilepsy and seizure disorders.

Each year, Cite Partners donates $100 for every 10,000 square feet sold or leased during the 4th quarter to an organization that is chosen by the employees.

Cite Partners CFI Team Fully Leases Bent Oak Building 200

With the signing of the 54,491 square foot lease by Wesco Distribution at Bent Oak Industrial Park, Building 200 becomes the first fully leased building at the newly developed park.  Building 300 has recently been completed, and construction continues on Buildings 400 and 500, as well as Building 600, which will be occupied by Freeman Expositions in early 2017.

CONSISTENT GROWTH

As we finish out 2016, the Central Florida industrial market appears to have the winds of e-commerce and construction behind its sails! There continues to be an increase in demand for industrial space closer to large populations by e-commerce companies and the companies that service e-commerce demands. Overall, the market has continued to improve and expand. This setting is causing a consistent decrease in vacancy rates and an increase in rental rates.

Cite Partners Selects Recipient for Q4 2016 Community Initiative

After a successful inaugural Community Initiative in Q4 2015, Cite Partners has again chosen to donate funds based on the total number of square feet sold or leased in the fourth quarter of 2016 and this year’s partner is the Epilepsy Association of Central Florida. Epilepsy has affected one of our employees directly, and others have family members and friends who suffer or have suffered from seizure disorders. Please help us maximize our donation amount by bringing us deals in the fourth quarter so that together, we can “improve the quality of life for children and adults with epilepsy and seizure disorders throughout Central Florida”.

Last year, Cite Partners donated over $9,000 to the Alzheimer’s Association to provide funds for research and support for families in their fight against Alzheimer’s.  Help us eclipse that goal this year!
